TITLE INSURANCE AND RELATED SERVICES

LTSI provides fast and accurate commitments for title insurance, owner’s policies, loan polices, leasehold policies and short-form residential policies, along with a variety of endorsements to meet the needs of a particular transaction. Among other services, we issue lien searches, owner and encumbrance searches, pre- and post-closing searches and minutes of foreclosure.

Although based in Sangamon County, LTSI also services the following counties: Cass, Christian, DeWitt, Greene, Logan, Macon, Macoupin, Mason, Menard, Montgomery, Morgan, Scott and Pike.

CLOSING SERVICES

Whether your closing is cash, conventional or brokered, LTSI strives to make the closing process as smooth and stress free as possible. We know your time is valuable so we attempt to have all matters resolved prior to closing. We also provide witness only closing services. Under special circumstances, we can arrange for an after hours or Saturday closing.

CONSTRUCTION AND COMMERCIAL ESCROWS

LTSI is adept in construction escrow disbursements and lien waiver collections. We work closely with owners, lenders and construction managers to assure that the process is efficient and accurate. We also offer a variety of escrow services to address a situation that may require the temporary escrow of funds.

ATTENDANT LEGAL SERVICES

Ms. Kent is available to assist in drafting deeds, contracts, contract for deeds, notes, mortgages, releases, easements, agreements or any other legal document that may be required in your particular transaction.
